SEO Growth Audit

Monroe’s reputation is built. Now make it findable.

Monroe Estate Agents has award wins, Propertymark credentials, five branches and 68 local guides. But the site has no sitemap, no structured data on any of its 159 live pages, and a 22 MB mobile homepage, so Google and AI assistants struggle to read what makes Monroe the obvious choice for North Leeds and Yorkshire sellers.

Monroe has the local content. It just isn’t connected to the pages that win instructions.

We compared Monroe with the three agents that came up most often when we searched for estate agents in Monroe’s branch towns and in prestige North Leeds. Each bar counts the dedicated location pages each agent publishes (branch or town pages plus area guides), taken from their live sitemaps and pages on 16 October 2026. Verified

Area guides that link to the branch that sells in that area. The Alwoodley, Guiseley and Boston Spa guides never link to /branches/leeds/, /branches/guiseley/ or /branches/boston-spa/, and none link to the valuation page in their body copy. Readers who just learned about a neighbourhood get no next step. Search engines get no signal tying Monroe’s local knowledge to its local offices.

AI assistants can reach Monroe. They can’t tell what it is.

Sellers increasingly ask ChatGPT, Perplexity, Claude and Google’s AI answers who to instruct. Those systems favour sites that state plainly who the business is, where it trades and why it can be trusted. We scored six on-site signals that decide that, each checked directly on the live site on 16 October 2026.

VerifiedDirectly observed in Monroe’s live pages, server responses or Lighthouse runs. Artifact on file.

Reachable, but unlabelled

Four of five major AI crawlers get through. GPTBot, OpenAI’s training crawler, is refused with HTTP 403. The bigger gap is that once inside, crawlers find no machine-readable description of Monroe: no RealEstateAgent or Organization markup, no branch addresses in structured form, no sitemap and no llms.txt. They also meet two different postcodes for the Alwoodley office. Every point lost here can be fixed on Monroe’s own site.

Monroe’s Google reviews are invisible on its own site. A public directory listing of the Alwoodley Google profile shows a 5.0 rating from 186 reviews (snapshot updated 7 February 2026) Third-party. Across 159 crawled pages, Monroe’s site has no link to Google, Trustpilot, allAgents or GetAgent, and its testimonials carry no rating or source Verified. AI assistants cannot quote proof they cannot find or attribute.

Current SEO health: 50 out of 100

Scored across 12 weighted dimensions from a 161-URL crawl, 10 Lighthouse runs (6 mobile, 4 desktop), rendered checks at desktop and 390px mobile width, and crawls of three competitor sites. Hard caps applied before the total: no sitemap (Indexation 40 max), poor mobile LCP (Performance 50 max), layout shift over 0.25 (Mobile UX 55 max).

Strong business, hidden signals

The parts that depend on Monroe as a business score well: trust, credentials, local knowledge and a clear valuation offer. The parts that depend on the site’s plumbing hold the score down: crawl files, structured data, metadata, page weight and tracking. Those are one-time fixes, not a rebuild.

What already sets Monroe apart

These are real advantages, and most competitors can’t copy them. The job is to make them visible to search engines and AI assistants, not to replace them.

Strength

Regulated, accredited and award-winning

The footer carries Propertymark (NAEA), The Property Redress Scheme and TDS, with downloadable Propertymark conduct rules, a Client Money Protection certificate and a complaints procedure, plus registered company and VAT numbers. The homepage leads with the 2025 Negotiator Awards land and new homes win and the 2023 Yorkshire Residential Property Awards best small agent title. The team’s FNAEA and MNAEA qualifications have their own article. Verified

Strength

A genuine local content library

68 guides and insights, including 17 area guides from Adel and Alwoodley to Rothwell, Shadwell and Tadcaster, plus a North Leeds school guide and a 2025 market review. That is more area guides than Fine & Country Leeds publishes (9). This content already exists; it only needs connecting. Verified

Strength

Clean URL hygiene underneath

Sort and filter URLs (for example ?order=highest) canonicalise back to /homes/our-listings/, unknown URLs return a real HTTP 404 rather than a soft 404, and 127 of 134 pages have exactly one H1. Desktop Lighthouse performance runs 72-81, and no page overflows horizontally at 390px. Verified

Strength

Customers already vouch for you

A public directory listing of the Alwoodley Google profile shows a 5.0 rating from 186 reviews (updated 7 February 2026). The homepage also carries named, detailed testimonials such as “Ben Jackson was exceptionally friendly, supportive, and genuinely professional”. Third-party

Wire the reputation into the site

Ordered by page impact: the valuation page and branch pages first, because every seller journey ends there.

01
Technical

Give search engines a map

robots.txt and sitemap.xml both return 404, so Google finds Monroe’s 134 indexable pages only by following links, and branch pages get as few as 2 internal links. Publish both files, declare the sitemap, and retire the live /land-and-new-homes/new-homes/test/ URL.

02
Schema

Tell machines who Monroe is

0 structured-data types across 159 pages. Fine & Country’s Leeds page ships RealEstateAgent, Organization, PostalAddress and GeoCoordinates; Manning Stainton marks every branch as LocalBusiness. Add RealEstateAgent per branch, Organization with sameAs, BreadcrumbList, and Article on the 68 guides.

03
Local pages

Turn 5 branch pages into town landing pages

Branch titles read “Boston Spa, Wetherby | Monroe Estate Agents”; competitors use “Estate Agents in Wetherby”. Expand each from ~170-200 words with the team, recent sales, fees approach and links to the matching area guides, and make one postcode for Alwoodley the only postcode.

04
Performance

Lighten the 22 MB homepage

Mobile Lighthouse scores the homepage 38 with a lab LCP of 28.6s. Images account for about 21 MB across 126 requests, and 36 files are over 200 KB. Responsive, compressed listing images and lazy-loading below the fold fix most of it. The valuation (CLS 0.461) and contact (CLS 0.403) pages also need their layout shift fixed.

05
Conversion

Make the valuation page convert

Every CTA leads to /request-valuation/ (482 internal links), which asks for 10 fields under a promise of an “instant valuation”. Its email link returns a 404, and there is no proof near the form. Cut the fields, fix the link, place the review rating and award beside the button, and track submissions as a GA4 lead event.

06
Content

Fill the three missing seller topics

No page covers estate agent fees, sold or average prices by area, or Wetherby, even though it is in a branch name. Add a Wetherby guide, area price pages for LS17 and LS22, and a fees explainer. Then give all 68 guides dates and author bylines (0 <time> elements today).

0 → 17
Area guides linked to their branch and valuation page (target). Paired with 5 rebuilt branch pages and 3 new seller-topic pages, this turns the library Monroe already owns into a local cluster that ends at its valuation page.

One-time fixes, not a rebuild

Each item was observed on the live site on 16 October 2026 and is a contained change to the existing site. Code-level items are covered in Growth Complete and delivered through access to the site’s CMS.

!
Publish robots.txt and an XML sitemap — both return HTTP 404 today; list the 134 self-canonical URLs and reference the sitemap from robots.txt. Covered in this plan.
!
Add RealEstateAgent, Organization, BreadcrumbList and Article JSON-LD — 0 JSON-LD blocks and 0 microdata on 159 pages; include each branch’s address, phone and geo. Covered in this plan.
!
Fix the valuation page email link — the href “hello@monroeestateagents.com” has no mailto:, so tapping it opens /request-valuation/hello@monroeestateagents.com, an HTTP 404. Covered in this plan.
!
Write meta descriptions — only 8 of 134 indexable pages have one; start with the homepage, valuation, sell-with-us, the 5 branch pages and 17 area guides. Covered in this plan.
!
Compress and resize homepage imagery — a 22,518 KiB mobile homepage with 126 image requests; target an LCP under 2.5s on mobile. Covered in this plan.
!
Reconcile the Alwoodley postcode — /contact/ says LS17 7BD while /branches/leeds/ says LS17 7BA (the directory listing of the Google profile shows LS17 7BA). Covered in this plan.
!
Stop layout shift on valuation and contact pages — mobile CLS 0.461 and 0.403; reserve space for the address lookup and map elements. Covered in this plan.
!
Fix H1 errors on 6 pages — /homes/off-market-collection/ has none, /land-and-new-homes/sell-with-us-commercial/ has 7, and the developers article reuses “Luxury Homes for Sale North Leeds” as a second H1. Covered in this plan.
!
Add Open Graph title, description and image — the homepage has none of the three, so shared links and AI previews show no image or summary; og:image appears on only 34 of 159 pages. Covered in this plan.
!
Track valuation and contact submissions in GA4 — GA4 is installed, but no lead events were found in the site’s scripts and a retired Universal Analytics ID is still configured. Covered in this plan.
!
Retire the live test URL and repair the LinkedIn link — /land-and-new-homes/new-homes/test/ is linked publicly; the footer LinkedIn link points to an /admin/ URL visitors cannot use. Covered in this plan.
!
Decide on GPTBot access and publish llms.txt — the server returns 403 to OpenAI’s GPTBot; llms.txt returns 404. Fine & Country already publishes one. Covered in this plan.
!
Label form fields for accessibility — Lighthouse flags valuation inputs without labels; 1,299 of 2,647 images lack alt text. Covered in this plan.
✓
Parameter URLs consolidate correctly — listing sort and filter URLs canonicalise to clean URLs; keep this pattern.
✓
Error pages return a true 404 — no soft 404s found; only the “An error occured” spelling needs correcting.

Growth Complete: fix the foundation, then compound the local content

Recommended: Growth Complete — $1,299/mo ($12,990/yr billed annually). The missing sitemap and robots.txt, zero schema, mobile page weight and missing lead tracking are code-level work, and Growth Complete is the tier that covers it. Alternative: Growth Pro at $999/mo if Monroe’s web developer takes on Track B in-house.

Track A — Content, Local & Social

Connect what Monroe already knows to where Monroe sells

Track B — Technical SEO

Covered in this plan. Growth Complete includes technical SEO, delivered through CMS access.
Day 1
Ship robots.txt and a 134-URL XML sitemap; fix the valuation email link; retire the /test/ URL.
Day 2-3

Day 4-5
Meta descriptions and Open Graph on priority pages; H1 fixes on 6 pages; llms.txt.
Day 6-8
Homepage image compression and lazy-loading; layout-shift fixes on valuation and contact pages.
Verify
